Purchase business premises leasehold ahead of auction!

Paul and Emma Venters had been successfully running their sandwich business, Freshcut, from leasehold premises for 4 years when they found that their landlord was selling the freehold at auction on the 14th October. They wanted to make a bid ahead of the auction and on the 5th October instructed ASC Hertfordshire to arrange a mortgage offer before the auction. The valuation was instructed that same day, lenders were identified and the offer was issued on the 13th October, our clients formally offered for the property and had their offer accepted.

They accepted the mortgage offer on 15th October and decided to use the lender’s solicitor to act for both parties to speed completion.

The lender’s solicitor, very experienced in commercial conveyancing, found problems with the Title, and resolved these to protect our clients.

As a consequence, the mortgage offer was re-issued on 22nd November and our clients finally completed their purchase on 9th December 2010.
