As an experienced business finance broker I am able to assist small business owners in obtaining commercial finance, business re- finance and all types of property finance throughout Hertfordshire and Bedfordshire including St Albans, Watford, Luton, Stevenage, Bedford, Welwyn Garden City and Hemel Hempstead.
I have many years of experience in the insurance industry. I have worked for a building society and a mortgage company in Cork, Ireland where we offered finance on properties throughout Europe. I have the experience and knowledge of how lending institutions work and I am able to use this experience and knowledge when I approach lenders for business finance for our SME business owners.
My biggest achievement though is growing a successful commercial finance broking business in Hertfordshire and Bedfordshire – I enjoy meeting and being able to assist our huge range of SME business owner clients in arranging the business finance which is just right for them.

ASC Finance – Yards ahead of the competition!
Our clients had approached their own bank, where they have been customers for the last 30 years, for a loan to purchase a yard that they were renting and which is adjacent to the property from which they ran their transport and storage business. Unfortunately, their bank refused the loan request due to their existing overdraft facility, which our clients were utilising.
They approached their financial advisor, who having worked alongside ASC for many years, was able to put them in touch with Simon Mullens from ASC Hertfordshire .
Despite the fact that they had been turned down by their bans, Simon was successfully able to source a loan for £385,000 with a mutual building society, using our clients’ existing business premises as security to raise the funds to purchase the yard. In addition, the clients received their funds in just eight weeks from their initial meeting with Simon.
ASC’s persistence pays off!
Approaching one lender for finance will sometimes pay dividends, but ASC can approach several at once – so even if some say “no”, we can find the important one which says “yes!”
Jeremy Piper, an independent financial advisor referred his clients to Simon Mullens of ASC Hertfordshire and Bedfordshire. They were looking to purchase an investment property by raising funds against an existing commercial property in London, but this was owned through an off-shore company based in Jersey. The clients had already been declined for finance from their bank – they knew the banks which weren’t lending, but luckily ASC know the banks which are!
After an initial meeting to understand their business needs and how they could to refinance, ASC were able to help restructure their proposal and begin applying and negotiating with several different lenders. Due to the complexity of the deal, some lenders were still not interested in providing the finance, but due to ASC’s persistence, and relationships with the lenders, a suitable lender was found with favourable terms.
Many hurdles still needed to be overcome, but ASC closely liaised with the solicitors and accountants to ensure a smooth transaction was completed and that the clients were pleased with the final deal.
Lending a helping hand
Paul Hughes of Mayfair Holdings Ltd, was introduced to ASC by Ryan Radford of Zebra Money. Paul had obtained planning permission to construct 14 flats, ranging from one to three bedrooms, on an unencumbered development site in Wellingborough, Northampton.
ASC approached various development lenders and successfully found a lender who would offer 100% of the build cost which enabled Paul to commence works immediately. With a valuation instructed by ASC, a loan offer was soon at Paul’s disposal so he could commence works on the project.
Development on the property has now finished and throughout the process ASC were able to concentrate on financing the project while Paul concentrated on running and developing his business.
OUR SUCCESSFUL TRACK RECORD
Paul & Tracey Aberdein have a long established successful business and were trading from rented premises. When the opportunity arose to purchase a repossessed property at auction they felt it an ideal chance to expand their business and to also ‘try something new’.
The property comprised a modern farmhouse, self contained flat, barns, greenhouses, pasture and woodland, overall 28 acres but needed a considerable amount of work.
Our clients saw it as an ideal opportunity to change their lifestyle and improve the facility to generate further income.
They purchased the farm with cash but needed a mortgage to fund improvements to the property.
Paul & Tracey were introduced to ASC who were able to arrange a £175,000 mortgage, which was not straight forward to arrange, due to the condition of the property.
The two very happy clients, are now well underway with their property improvements and enjoying their life ‘on the farm’.
