Dogged determination - and Channel 4 - helps ASC Client to find the right property!
The highly popular Channel 4 show Relocation, Relocation, Relocation recently featured the Langman family's quest to find a property to house themselves, with income potential and space to accommodate their daughter Lauren's canine agility training business.
Outside the scope of the programme was the funding arrangement behind the purchase which was completed with the assistance of local ASC Director Conrad Robins.
Although availability of finance is a prerequisite for the TV programme, when a suitable property was discovered, the mortgage arranged in advance proved no longer appropriate
The proposal wasn't entirely straightforward in that the property comprised living accommodation, holiday lets and the Devon Dogs business with three separate income streams and a simple residential mortgage would not therefore be appropriate.
The family financial adviser David Grimshaw approached ASC for assistance and, having met with the Langmans, Conrad was able to identify the right source from ASC's extensive lending panel so that the formalities could be concluded with a minimum of fuss, with the full co-operation of these methodical and pragmatic clients.
As Carole explained: "When we realised that the mortgage wasn't available, we didn't know where to turn and after all our earlier frustration we were prepared to give up the dream. Without Conrad and ASC, this wouldn't have happened".
Lauren still finds it hard to believe how well matters turned out and she can concentrate on building her business and preparing for her next shot at the World Dog Agility Championship!
Lauren's Devon Dogs business is now based at Bowerland while Carole and Alan are fully booked up until November 2011.
OUR SUCCESSFUL TRACK RECORD
If you are the boss of a family business, you need to plan your retirement carefully! Roseacre Care Home in Cornwall has been run successfully by Tom Knight and his family for 25 years, described as “exceptional… relaxed and caring”. When Tom’s daughter, Penny Turner, was due to take over the helm she met with her financial adviser Stuart Toghill of Kellands Financial Services, who then introduced her to Conrad Robins at ASC Finance for Business in Truro. Conrad quickly identified a lender for Penny to acquire a majority shareholding and for the Company to buy the property from her father. The rate of interest obtained was only 2.5% over bank base rate which made it a fantastic deal.
A suitable structure and timetable was agreed with the help of the Company’s accountants. Tom was mostly abroad by then and with a full panel of professional advisers involved, good communication and hands-on case management was vital in bringing all the strands of the transaction together!
Keen focus addressed a challenging succession of issues and approval was required at various junctures from three firms of solicitors representing all parties. Conrad and his team are well versed in proactive collaboration with professional advisers – it is a key feature of the ASC service. As Conrad puts it, “We are happy to take on the role of central coordination and reference point - fundamental in making deals like Penny’s happen”. Penny and her partner Steve said, “During our recent company transfer we found the services of ASC to be reliable, professional and efficient. Conrad and John helped with all aspects of what proved to be a complicated transaction. We will use ASC again for our next purchase!“
