Having been part of ASC as a commercial finance broker for over 20 years I am approachable with contacts throughout the ever changing local business finance marketplace.

I am an Economics graduate from the University of St. Andrews. I have always worked in the private sector and held various Directorships both in the UK and overseas, in businesses ranging from small Limited Companies to large PLCs.
When I am not helping client raise business finance in West Yorkshire I enjoy travel and playing a round of golf.

ASC Finance for Business – The experience to overcome the obstacles
Emma Rathbone and Martyn Williams were looking to buy and run a guest-house as a business outside of their existing income. Emma says: “I was working as an accountant but was not enjoying my job very much. Martyn and I had discussed moving to the countryside before, and decided that by purchasing a guest house we could combine an outside living with the lifestyle that we both wanted.”
They found their ideal property, negotiated a purchase price and completed the sale of their home. All that was left was arranging the finance. Fortunately, they were referred to Iain Blair at ASC Finance for Business in West Yorkshire.
Although the guesthouse they were looking at ticked all the boxes – a brilliant location, lovely grounds and a lovely building – it presented several challenges with regards to arranging finance. In particular, due to being closed for refurbishment and the previous owner’s personal circumstances, there were no accounts for the business since 2011, and these showed a very small turnover, and a net loss.
Fortunately, Iain was able to draw on ASC’s many years of experience in this area. By using our special relationship with a lender we were able to successfully convince them to provide finance based upon the clients outside income, and despite their lack of any previous experience in this sector. The loan of over £400,000 completed only two months after their first meeting, so Emma and Martyn were able to focus on what was important to them, starting and growing their business.

Running a small business is no easy process. Sometimes, you need sufficient help and support in order to be able to take your business to the next level. Our clients online retail business was going so well that she was beginning to grow beyond the capabilities of her dining room table and two lock up garages. She didn’t some additional space for the business, and therefore approached Iain Blair of ASC West Yorkshire to raise finance to assist with the purchase of a small industrial unit with offices near Skipton.
Unfortunately her financial advisor was unable to release any equity from her home to assist with the deposit as her income was insufficient. However, using our knowledge of the market ASC were able to raise 100% of the purchase price, £208,000, in order for her to purchase the unit, and completion was achieved in just 4 weeks – so she was able to concentrate on continuing to grow her business!
OUR SUCCESSFUL TRACK RECORD
The Thompson family has owned the 60 acre Woodnook Farm in North Yorkshire since the early 1960’s. Mr Thompson decided to use a corner of the farm to develop into Woodnook Holiday Park between 2001 – 2004 and financed it using a series short term credit facilities having received various verbal assurances from their bankers that it could all be put onto a long term mortgage once completed.
These assurances never materialised and they were left with £250,000 of debt at high rates of interest. The balance comprising 29 separate accounts was costing nearly £4,500 per month to service their debt with the majority on an interest only basis with the balance never reducing. They were referred to Iain Blair at ASC’s West Yorkshire offices by their Financial Advisor, Chris Cundle.
Using ASC’s established procedures and connections in the banking industry ASC were able to consolidate their existing mortgage and all of the short term debt onto a single 15 year loan.
