A consummate finance professional, Giles now heads the London office, as well as covering areas of the UK not currently served by an individual office.

Escape to the country!
Jon and Debbie Buckley had been running their IT business for over 10 years and fancied a change of scenery. So they were delighted when they found a nine-acre commercial site in West Wales, which consisted of a detached farm house, and several listed out buildings, barns and a cottage. They saw it as the ideal opportunity to move to the Welsh countryside and run the premises as holiday lettings.
The only outstanding hurdle was arranging the finances, and luckily they were referred to ASC Finance for Business. And after getting settled into the property, the business is beginning to take off!

Find a lender before you find a property
Sometimes it’s better to know how much money you can borrow before you begin searching for a property.
This was recently the case when a client, Paul Archer came into our London office looking to gain an understanding of how much he could borrow before he started looking into properties to relocate his architectural company - Paul Archer Design.
Paul instructed ASC to act on his behalf and requested us to negotiate with our trusted panel of contacts including commercial banks and specialist finance lenders to gain confirmation of terms. Paul also conducted the same exercise with his bank to consider their lending rates.
When Paul came back to meet with ASC he found that we had been able to agree a better deal with a higher loan to value ratio and a cheaper rate of interest than his own bank.
Paul, knowing how much he could borrow, started looking for a property at a price that was within his lending criteria. When he found a property, he was able to negotiate a better price because he already had the finance agreed and could put forward a clear time schedule.
As Paul said; “ . . . using ASC, I was able to prove to the estate agents that I had my finance already in place which enabled us to move a lot faster and gave me more leverage when discussing the price.”
Paul has now taken ownership of the property in Farringdon, London and is currently in the process of putting his own finishing touches to the building.

Let down by the Bank – But not by ASC Finance!
Our clients owned a substantial portfolio of residential investment properties through a limited company. They had been with their bank for the last ten years, and had a strong relationship with them. However, once their ten year interest only loan came up for renewal, they were in for quite a shock. Their bank were only prepared to offer terms which were completely unacceptable to our clients – put quite simply, they wanted to be repaid.
Fortunately, our clients were put in touch with ASC Finance for Business. Using their strong relationships with a variety of different lenders, ASC were able to scan the market and approach a range of different lenders, in order to determine which lenders had the appetite to finance to deal, on terms which suited the client.
Not only were ASC able to refinance the £1,000,000 which our clients needed to repay, but they were also able to raise a further £600,000 for our client to purchase future properties to grow their portfolio.
No bank manager? No problem!
D&G International, are a shipping logistics company based in Essex who fulfil over 25,000 consignments per month through their various international partners. They were looking to purchase their own offices, and had even identified a particular workplace which they thought was ideal, but they needed help financing the deal in order to purchase the property and design it to meet their needs.
However, they didn't have a bank manager to approach to discuss their financing options! So they went to see a financial advisor, who referred them to ASC.
This is where we came in. Our team set about speaking to the right banks in order to get the right loan for their business. We were able to secure them a loan of £372,000, in order to not only purchase, but also to help develop and refurbish their new offices.

Our old fashioned approach still works!
Sometimes it is important to maintain what may be perceived to be an old fashion approach to raising finance. With the internet providing so much information for people to consider, it is easy to think that it is possible to secure finance for any given venture by research online and making applications for finance.
This approach had not served Mr & Mrs Davies well in their search for a mortgage company to provide them with a loan to enable them to purchase their dream retirement home. The problem was that their house was in a state of dilapidation and none of the lending institutions they had approached had seen the vision that they had for the property.
At ASC, we will always invite any perspective applicant to meet with us so that we can fully understand and appreciate their proposal. We believe that by doing this we are then in a position to properly explain to lenders the clients proposals. After all, all business and commercial loans are under written on their own merits and do not follow a standard approach provided to residential and buy-to-let mortgages.
By meeting with the Davies’ we were able to identify a strategy for presentation of their case to the lending institutions which, using another property as security, suited their requirements. This enabled us to present their case, taking into consideration their requirements which enabled the banks to understand the proposal.
As a result of this we were able to secure the finance that they required to purchase the property to enable them to undertake the refurbishment therein. Hopefully during the summer they will be able to move into the premises and start a well-earned retirement.

They owned an investment property and had received planning permission to build a substantial annex to the property, enabling them to increase their annual income from the property by £20,000 per annum.
ASC were able to put together a strong proposal to take to our panel of lenders, and we were able to secure a loan of £550,000, for him to remove the existing lender, and cover the full cost of development - with interest rolled-up into the loan as well!
